Real situation of real estate market in some strong urbanization areas: case study in Cua Lo town, Nghe An province

SUMMARY

Real estate market plays an indispensable role in the national economy, significantly contributes to the social stability and promotes economic development of the country. In some urbanization areas, as farmland has gradually shifted to non-agricultural land, appearing more and more of new land to serve for construction and development of infrastructure, industrial zones, and residential areas… Therefore, real estate transactions are gradually formed and rapidly developed without official management. The results at Cua Lo town, Nghe An province showed that: the real estate transactions have been gradually driven by land valuation, state management related to the issues of purchase, sale, transfer, lease or joint ventures with real estate. Besides, the socio-economic development, government and local land use planning policies, the land users were identified as key factors influencing to the development of local markets. Real estate market in Cua Lo not only contributes to the socio-economic development in the locality, increases revenues for the state budget but also perfects the land law system. However, real estate market informal activities in local areas have been emerging up as a challenge for the local’s authorities. This research was conducted to find out the appropriate solution for developing real estate market of Cua Lo town.
